Build a list in a particular niche and tell them stories. Create a bond. Build a relationship with them. It's important. Then, when you've created a bit of culture, start marketing affiliate products or services to them that you think they might like. Just be sure that you personally vet out whatever it is that you're selling to avoid complaints if the product or service falls short.

I have done everything on this list except for invest through Robo-Advisors, and there are a few on this list that have a soft spot in my heart (because I consider them absolutely effortless) and a few that I feel required a little more effort than the term ‘passive income’ allows for.  Nonetheless, whether it is passive or not really that passive, these are the best ways to earn money without spending 8 hours a day earning the money, know what I mean?
I will share what we did, because it’s an incredible success story. We used an existing tax loophole where if you sell your primary residence (after having lived there at least two years) you get to keep your profit tax-free. So, we stair-stepped. We bought house after house, at least two years apart, used the profit money to pay down on the next house (so on and so forth, yadda yadda) building up equity as we went along… and now, we own a $600,000 house debt-free. And now we are using our paid-off home as leverage to borrow money to buy commercial buildings to rent out. I like commercial because it’s a BUSINESS transaction… kids, pets, other wear and tear that you see with residential rentals is nonexistent. People take care of their business space much better than residential. You have to be in a good area for renting out commercial – a thriving business community – to make this work. But that’s how we “made it”, and though it took 15 years, we will have residual income to take care of us when we’re old enough to retire. People made fun of us for moving so much, but who’s laughing now? 😉 Oh, and our child only had to change schools once (and we wanted to anyway) because we stayed in the same general area as we moved around. We were careful not to disrupt his life too much.

But don't let the word "passive" mislead you, because there is usually a lot of upfront work involved. Passive or residual income is money you earn while not being actively involved after an initial investment of time and/or money. I have rented out my basement in the past and have been a ‘landlord-ess’.  In general, the tenants I had were pretty good and we collected $1200 a month for the basement suite.  It can be kind of fun if you are handy.  If you have a bad tenant though, things can get bad really quick.  You also can’t be too ‘nice’ or want to try and be your tenants’ ‘friend’ because otherwise, they may take advantage of your kindness.

I have six rental units which are a good source of passive income. I don’t use a property manager because you are right…they take about 10% of your rent. There are really only 2 things that tenants call about: 1. A plumbing issue 2. Heat/Air problems. Just find a plumber and heat/air guy you can trust. I travel a lot for my primary job. When a call comes in from a tenant, I can call the repair guy in just as easy as a property manager.
Buy entertainment royalties. Royalties are typically paid to the holders on intellectual property for the use of that property. The property can be anything from literature and music to patents on inventions. These royalties can be earned by creating a valuable idea and licensing that idea out. However, other investors can also purchase the rights to these royalties from their creators. This allows the creator to partially or entirely sell their rights to a property, giving them a lump-sum payout and an investor the rights to receive steady royalty payments.

The credit card bonuses and offers are not as good as the credit cards that our neighbours down south have, but they are still pretty good!  One of my favourites is the MBNA Rewards World Elite Mastercard and it is owned by TD Bank.  It is a straight up 2% cash back on all purchases.  I got it for free annually because I was grandfathered from another card (this no longer exists).

The first passive income idea on this list does take some start-up cash, but it absolutely helps me earn more than $1,000 per month. Dividend-paying stocks, ETFs, and other investments like Fundrise and Lending Club are helping me earn money around the clock – and all with no work on my part. While the amounts I have invested in these accounts vary, they’re all paying me more than $1,000 per month.

2. You clearly have plenty of money already. Just more padding in your already cushy nest. This is not the story for a lot of people. Your title should be “How to become richer than you already are without working.” But, actually the investment one is the only one that would make money without actual WORK. Running rental properties is a lot of work, and so is running a business, or even a blog. Sooooo…..while there might be some truth to this, I think it’s mostly grass that looks greener because it’s on the other side of the fence.

I have only dabbled in drop-shipping before when I had an eCommerce platform 6 years ago or so. I think it is something that you could do on the side, but you would want to do in depth research on the industry you want to get into before setting up shop. It may be a little less passive up front, but over time you could take your hands off the wheel.
While selling leads is a lot less lucrative than earning life insurance commissions, I realized over time that selling life insurance was way too much work. If I was going to keep things going, I would need to hire people, manage a team, and put in a lot of hours. I wasn’t really interested in doing any of that, which is why I opted to start selling leads instead. Now that I do, I’m bringing in passive income with hardly effort on my part.
1. The batting cage idea is very risky. I’ve seen many of them close over the years and it is not anything close to passive income if you want to keep the business going. You have to continually promote it and target youth leagues, coaches, schools etc to catch all of the new players who grow up and want to play. I’ve played at probably 8 batting cages over the years and 7 of them closed.

While these activities fit the popular definition of passive income, they don’t fit the technical definition as outlined by the IRS’s Passive Activity Losses—Real Estate Tax Tips. Passive income, when used as a technical term, is defined as either “net rental income” or “income from a business in which the taxpayer does not materially participate,” and in some cases can include self-charged interest. It goes on to say that passive income “does not include salaries, portfolio, or investment income.”

Participate in royalty-based venture financing. In traditional venture financing, an investor buys a stake in a company to provide growth capital to its founders. This investor is then entitled to a percentage of the gains experienced when a company is bought or has an initial public offering. However, there is another kind of venture financing where an investor can invest start-up capital in exchange for regular royalty payments that are based on the company's revenue. This doesn't give the investor any ownership in the company, but does guarantee regular payouts (assuming the company survives).

I do agree that a few of these ideas are not bad, but for me the problem with some of these platforms has been that I’m not from the USA. So, I can’t operate there. It’s a really interesting possibility to get some extra bucks from doing what you would do either way, like shopping. One of the best projects so far that I have seen is FluzFluz. It’s simple and really easy to use for everyone who uses Uber, Amazo, or other apps. The best part of all is that you can get some passive income – not just from your own purchases, but from other people’s as well. I hope one day it will make it here to your list. However, you should pick a niche and blog about that. If you're launching a money related blog, maybe it'll be about how to make money in real estate or simply how to make money online. Pick the niche and stick to it. If it's a diet and fitness related blog, maybe the niche is the Ketogenic diet, the Atkins diet or some other form of diet or fitness.

You don’t have to invest individually to take advantage of dividend paying stocks (i.e. investing in an ETF like DVY, which currently has a 3.16% dividend yield – almost 4%). And while your math is indeed correct, there is more to dividend paying stocks that just the math.
